The Las Vegas housing market continues to move toward balance, but demand remains steady and home values continue to show resilience.
The latest Huntington & Ellis market report shows rising single-family home prices, fewer new listings coming to market, and buyer activity that remains healthy despite a more strategic market environment. While buyers have more time to evaluate their options than they did during the frenzy of previous years, well-positioned homes continue to attract attention.

Single-Family Homes Continue to Demonstrate Resilience
The single-family housing segment remains one of the strongest areas of the Las Vegas market.
The median closing price for single-family homes increased to $490,000, up 2.1% year over year and 3.4% from April. At the same time, available inventory remained lower than a year ago, helping support home values despite a slight decline in overall closings.
While buyers have more time to evaluate their options than they did a few years ago, demand remains healthy. New escrows continue to run above year-ago levels, and well-positioned homes are still attracting attention—particularly in sought-after communities like Summerlin.
Nearly 58% of all single-family homes sold in May went under contract within 30 days, reinforcing that desirable homes continue to attract serious buyers.
Inventory Continues to Support Pricing
One of the more notable trends this month is the decline in new listing activity.
New single-family listings were down compared to last year, while available inventory also remained below year-ago levels. Although buyers have gained more flexibility than they had during the highly competitive markets of recent years, overall supply remains relatively limited.
Current effective inventory sits at 3.3 months for single-family homes, which remains below what many analysts would consider a fully balanced market.
For sellers, the combination of rising prices and fewer competing listings than a year ago continues to create favorable conditions in many neighborhoods across the Las Vegas Valley.
Condo and Townhome Market Remains More Competitive
The condo and townhome segment continues to operate under different conditions than the single-family market.
The median closing price for condos and townhomes declined 3.9% year over year to $295,000, while available inventory increased compared to last year. Effective inventory rose to 5.2 months, creating more competition among sellers and providing buyers with additional choices.
For buyers seeking affordability, this segment may offer more negotiating opportunities. For sellers, pricing, presentation, and marketing remain especially important as inventory levels continue to rise.
A Market That Rewards Strategy
One of the biggest misconceptions about today’s market is that a slower pace automatically signals weakness.
What we’re seeing instead is a market that is becoming more disciplined. Buyers are taking more time to compare options, evaluate value, and negotiate terms. Sellers who understand current conditions and position their homes effectively continue to see success.
The result is a healthier market that rewards preparation, realistic expectations, and local expertise rather than relying solely on timing.
