April 2025 Las Vegas Housing Market Report

Is the Power Shifting to Buyers in Las Vegas?

The Las Vegas real estate market continues to evolve, and April 2025 gave us even more signs of change. With more inventory, steadier pricing, and increased negotiation power for buyers, we’re seeing a transitional market that rewards those who are strategic and well-prepared.

A Shift in Buyer Behavior

Buyers are no longer rushing. With over 9,300 homes currently active on the market, they now have options—something we haven’t seen in a while. Instead of making hurried offers, buyers are comparing homes, negotiating more aggressively, and asking for seller concessions like closing costs. While we’re not in a full buyer’s market yet, the behavior certainly leans that way.

What the Numbers Tell Us

  • 3,137 homes are under contract.

  • The median sales price held steady at $439,999, reflecting strong but stable pricing.

  • Over 5,200 new listings hit the market in April.

  • Single-family inventory is up 38% year-over-year.

  • Condo and townhouse inventory jumped 36% and nearly 80%, respectively.

Buyers have more time and more leverage. But here’s the catch: many sellers haven’t adjusted their pricing strategies to meet current market conditions. The homes that are priced right are going into escrow quickly—those that aren’t are sitting.

Key Stats Snapshot

  • Single-family median price: $480,000

  • Condo/townhome median price: $302,700

  • Homes sold in 30 days or less: 60.3% (SFR), 52.9% (Condos/THs)

  • Effective months of inventory: 2.9 for SFRs, 4.4 for condos/townhomes
